What Selling to Cash House Buyers DFW Looks Like From First Call to Closing

You fill out a short form one evening, and soon after, someone from a Dallas cash buyer calls to set up a visit. That's roughly how Cash House Buyers DFW describes the start of a sale. The company is run by founder Eric Bodiwala from an address on Alpha Road in Dallas, and it buys houses across the metroplex as is.

If you've searched Cash House Buyers DFW how it works, this walk-through follows each stage the company publishes on its own pages, from the first form to the closing table. It also flags the few spots where its pages say two different things. Along the way, you'll see how Southern Hills Home Buyers, a Plano company, handles the same steps.

Where Southern Hills Home Buyers Fits In

Southern Hills Home Buyers is a family-owned investor buyer based in Plano, and Brandon Beatty founded it. It's been in business since 2017, and the BBB rates it A+, with accreditation dating to March 23, 2026. The company reports "300+ five-star Google reviews," a figure you can check on Google yourself.

Its terms track closely with what most local buyers offer. You pay no fees or commissions, and it says it often pays the closing costs too. Where it pulls ahead is range. It buys houses, condos, duplexes, land, commercial property and mobile homes, with or without the land under them. It buys rentals with the tenants still living there, and it can often make one offer to a whole group of heirs.

It's also candid. "We're not agents, and we don't list houses," its FAQ says, and its inherited homes page states, "The offer will be below retail." Cash House Buyers DFW uses the same "not agents" line, so on that point the two are alike.

Stage One, the Form and the First Reply

Cash House Buyers DFW invites you to "Fill Out The Form And We'll Instantly Make You An Offer For Your House." Its how-we-buy page is a bit more measured. It says, "Once we get your info, we're usually able to make you a fair all-cash offer within 24 hours."

Those two lines don't quite match. An instant offer and a 24-hour offer can both be true if the first is a rough number and the second is firm. Ask which one you're getting.

Stage Two, the Visit

The second step on its process page reads, "If it meets our buying criteria, we'll contact you to set up a quick appointment." So a person comes out and looks at the house before the number is final. The site doesn't spell out what its buying criteria are.

That visit is normal for a local cash buyer. Southern Hills works the same way and says it will "look at your actual house, then send you a written cash offer." Its online cash offer vs realtor calculator gives you a rough idea first, though the company says the tool "runs on averages."

Stage Three, the Offer Itself

This is the stage most sellers mean when they type Cash House Buyers DFW how it works. Cash House Buyers DFW says it weighs "condition, location, market value, and recent sales of similar homes in your area." Its FAQ adds, "Many of the houses we purchase are below market value." It doesn't publish a percentage of value.

One line on its homepage stands out. The company says "our offers never expire." That gives you room to think, compare and talk it over with family without a clock running. Southern Hills makes a similar point in its own words, describing "a cash offer you can sit on for as long as you want."

Stage Four, Picking a Closing Date

Once you agree on terms, the company says, "we can close in 7-14 days or on the date of your choice." That's a clear and useful promise. If you need a few extra weeks to find your next place, you can ask for them up front.

Southern Hills typically closes in 7 to 21 days or on your schedule. Kristen W., who sold her parents' house to Southern Hills while living out of state, wrote, "All done from out of state, and closed in a week."

Stage Five, Fees and Closing Costs

This is the one spot where the Cash House Buyers DFW pages split. The homepage says, "Nope! We cover all closing costs, and there are no agent fees or commissions." The FAQ page says "we'll often pay for the closing costs too!" Those aren't the same promise.

The gap is easy to settle. Ask for a written net sheet before you sign, with every closing cost assigned to a party. Do the same with Southern Hills, which says it often pays the closing costs and charges no fees.

Stage Six, Moving Out

You don't have to clean or haul anything away. "You can leave unwanted items behind, and we'll take care of the rest after closing," the company says. Its our-company page adds that it buys "as-is in any condition!"

It lists single-family homes, townhouses, condos, inherited homes and rentals. Its situations list is long, from foreclosure and divorce to code violations, hoarder homes and fire damage. It doesn't mention mobile homes, land, duplexes or commercial buildings, so check before you call if you own one of those.

Coverage is broad. The homepage lists 48 DFW cities, from Dallas, Plano and Irving out to Prosper, Weatherford and DeSoto. Southern Hills has its own pages for most of that core, and it reaches farther south and west into towns like Waxahachie, Midlothian, Cleburne and Granbury. It also buys in Houston, Austin and San Antonio if you own a second property down there.

Questions Worth Asking Before You Sign

  • Is the instant number firm, or does it change after the visit?
  • Which closing costs will you cover on my sale, all or some?
  • Will Cash House Buyers DFW close in its own name?
  • Does "never expire" hold if the market shifts before I decide?

To be fair, its pages show no network or assignment language, and its BBB accreditation runs back to March 2019, seven years before Southern Hills earned its own. Those are real strengths.

Which Buyer to Call First

Cash House Buyers DFW is a local, accredited company with a clear process, and plenty of sellers who look up Cash House Buyers DFW how it works will find a good fit there. Its open-ended offers and its pick-your-date close are both seller friendly.

Southern Hills Home Buyers is the better first call for a wider set of Dallas sellers, especially if you own a mobile home, a duplex, land or a rental with tenants in place. It's honest that offers come in below retail, and it handles heirs who need one offer for the group. There's no obligation to accept. Call both if you like, get the numbers in writing, and choose the one that leaves you with the most clarity.
