LVN Real Estate, the Veteran Owned Denver Cash Buyer Run by Kyle Doney
Some sellers care a lot about who's on the other side of the table. If you're selling your parents' house, or the home you raised kids in, you want a name and a face, not a call center. That may be why you searched for LVN Real Estate Kyle Doney veteran owned before filling out a single form.
This profile looks at the man who started LVN Real Estate, what the company says about its veteran roots and how that shows up in the way it buys houses. It leans on LVN's own pages, its BBB record and reviews from sellers who worked with Doney and his team.
Who Kyle Doney Is
Kyle Doney is the founder and President of LVN Real Estate, according to the company's site. The BBB lists him as the owner, as well as the main contact for the business. In a 2019 post he introduced himself plainly: "My name is Kyle Doney and I'm the founder of LVN Real Estate."
His About page says he served in the Air Force for six years, both stateside and overseas. After that, he moved into real estate. The company says he entered the industry in 2013, and he's worked in Colorado real estate ever since. The BBB shows the business itself started in September 2015.
Doney also puts his own name on the company's advice. He writes much of its blog, under the byline "By Kyle." In one guide on squatters, he mentions a rental he owns in Denver, so he's been a Denver landlord himself, dealing with the same kind of trouble some of his sellers face.
What Veteran-Owned Means Here
LVN describes itself as "a veteran-owned, locally operated real estate investment group based in Denver, Colorado." That's the company's own statement, and it's what stands behind a search for LVN Real Estate Kyle Doney veteran owned. We didn't find an outside certification of veteran status, so read it as LVN's description of itself rather than a government label.
Doney isn't the only veteran on the team. LVN's About page says Project Manager Mario Mattorano "has a decade of experience as an Army veteran." He oversees the rehab work on homes LVN buys, which is the part of the job that turns a tired house into one that's ready to resell or rent.
Why the Company Is Called LVN
The name isn't obvious at first. In his 2019 video post, Doney explains, "It stands for LIVIN." He frames the work around that idea: "We're trying to help you live your best life and sometimes a home stands in the way of that."
That framing explains the kind of sales LVN chases. A house in foreclosure, a rental that drains your weekends, an inherited place two states away or a home with a cracked foundation can all get in the way of the life you want. LVN buys those houses for cash so the seller can move on.
How Doney Says LVN Buys
The model is simple. LVN buys with its own cash. Then it repairs the house and resells it, or keeps it as a rental, which is why it also has a property manager on staff. Its FAQ says, "We're not agents, and we don't list houses."
Because LVN has to fix and resell, it buys below market value, and it's upfront about that. Its offers weigh the location, the condition, the needed repairs, recent nearby sales and the after-repair value. It aims to send a cash offer within 24 hours and then confirms the number after a walkthrough. Some sellers on Google describe price changes after an inspection, so ask what could move the number before you sign.
On timing, Doney has been flexible from the start. In the same 2019 post he said, "If you want to close next week, we can do that." He added, "If you want to close in two months, that's fine as well." Today, the site says you can close in as little as 7 days or on the date you pick.
He's also said LVN won't force a fit. "If we cannot help you we will refer you to somebody that can," he said in that post.
The Situations His Team Takes On
LVN's pages list the problems it sees most: foreclosure and missed payments, inherited and probate houses, divorce, burned-out landlords, job moves, costly repairs, liens and back taxes. Doney's blog walks through several of them with real cases. In one, an heir in Pueblo had watched two agent listings expire. Doney writes, "We handled the lien payoff through title and closed on a date she picked."
Stories like that don't prove every sale goes smoothly. They do show the kind of messy files the company is used to working through.
The Team Behind the Owner
A founder can't walk every house. Doney's team page lists Lee Morrow as Chief Operating Officer, Ryan Ali as Operations Manager and Darlene Sandoval as Property Manager. Nate Sylvan and Conor Coode handle acquisitions. In real reviews, Nate is the name sellers mention most.
What Sellers Say About Working With Kyle
LVN holds 4.4 stars from 78 Google reviews as of October 2026. Several reviews name Doney directly, some from years back and some from the past year.
Mo Jammoul's review is one of the recent ones: "Kyle was easy to work with. He was able to close on the house based on my schedule and made the whole process a great experience."
Mika Finger wrote, "Kyle and his team are a pleasure to work with. Always very professional and honest. Transactions are smooth and close on time."
Another seller, listed on Google as DwanBentTwyford, wrote, "I worked with Kyle of LVN Real Estate. He was super professional, quick to close, and I could not have been happier."
Eric Young worked with Kyle and a colleague named Josh. His review says, "It was the easiest real estate transaction I have ever been part of."
The Terms in Plain Words
Selling to LVN costs you nothing in commissions or fees. Its FAQ says it'll often cover the closing costs, too, though not in every case, so ask which ones apply to you. It buys houses, condos, townhomes, duplexes and multi-family homes as is, with no cleaning or repairs required. It doesn't publish an earnest money amount, so that's another number to get on paper.
The company is based on Speer Boulevard in Denver. It buys across the Denver metro and the Front Range, plus other parts of Colorado, northwest Arkansas, western North Carolina and the Cheyenne area of Wyoming.
Is a Veteran-Owned Buyer Right for You?
A founder's military service won't set the price of your house. What it can tell you is who's accountable. With LVN, you know the owner's name, where the office is and how long the company has held its BBB accreditation, which dates to August 2017 with an A+ grade. If that kind of clarity matters to you, the LVN Real Estate Kyle Doney veteran owned story is worth more than a slogan, and the company is worth a call. Ask Kyle Doney's team for a written offer, and take as long as you need to decide. |
