This page on The Bob Dey Property Report is called simply U.

It contains a mixture of property and other information, company formation, the down side of business, market bits & pieces, probably fairly cryptic and rushed.

The weekly Snapshots tend to contain formal information, while other stories on the website are generally structured. U will contain snippets, less often from formal sources, maybe unstructured and incomplete.

New companies:

Colin Stuart Godfrey of College Hill, Ponsonby, has formed Ariki Properties Ltd, CSG Properties Ltd & Loudin Holdings Ltd.

Steven & Doreen Bolton, Albany, have formed Building Projects & Maintenance Ltd.

Andrew Crosby, a top student at Auckland University’s property school who joined Tony Gapes at Eden Village developer Redwood Group Ltd, has brought in two more members of the Crosby family as shareholders with Redwood in Building Software Solutions Ltd. Tony Gapes & Andrew Crosby are directors.

Chancery’s well known as the flash new fashion quarter, extending the traditional High St fashion precinct in downtown Auckland, but not all Chancery companies are connected to the developers. Chancery Property Investments No 1 Ltd was formed in September by Praful, Renuka & Narendra Patel, of Pakuranga, and Chancery Property Investments No 2 Ltd by the Patels this month. Chancery developers Richard Kroon & Brian Mead formed Chancery Two Ltd last month.

The Money Managers (Doug Somers-Edgar) property offshoot, Dominion Funds Ltd, has formed Commercial Property Finance Ltd (Alastair Hasell, Richard Lynch & Paul Duffy).

Fundamental Technology NZ Ltd (Soren Kierkegaard & Wayne Byrne, c/- accountant Kevin Rainey, Heather St, Parnell) has formed Construction Evolutions NZ Ltd, with other shareholders Kevin McColl, Harley Winston Burr & Jaliarc Inc, and Richard Gentle. The Kierkegaard-Byrne combination has several Evolutions companies — others are Coating/Manufacturing/Refractory/Sealing Evolutions NZ Ltd.

More new companies in the construction line are Construction Resources Ltd, Takapuna (Kevin & Janette Hulena), and Construction Service Co (Wellington) Ltd (Clifton Irwin, Lower Hutt, owned by him through Construction Trustees Ltd).

Barfoot & Thompson Commercial chief Layne Harwood has formed Dacre Properties Ltd.

Auckland rugby captain Xavier Rush & halfback Steve Devine have formed Developers.com Ltd. No sign of a web address yet.

Digital Building Ltd has been formed by Robert Dennis, Whangaparaoa.

Lindsay Ellery is the sole director of E & E Developments Ltd, with the 100 shares held by Eatson Properties Ltd (William Eatson, of Eatson & Francis Contractors Ltd, Carbine Rd, Mt Wellington). Mr Ellery, who had been developing in West Auckland, has had three companies go into liquidation in the past year — Westbrook Development Ltd, Westbrook Heights Ltd (both with John McKittrick as fellow director) & Savoy Homes International Marketing Ltd (with Alan Ferens).

Chris Mace (ex-Lion Nathan, nowadays of Oriental & Eastern, still of Mace Construction Ltd) has formed Edinburgh Investments Ltd with Tom Murray, shareholder Shedar Group Holdings Ltd.

Elite Furniture Ltd has been formed by Jeni Colmore-Williams, Come Too Ltd (Warwick & Patricia Beauchamp) & Furn Gully Ltd (John-Paul Biggelaar, Silverdale).

Anthony Charles Faithfull, of Onsite Auckland Ltd, has formed Façade Panel Systems Ltd.

Federal Commercial Ltd & Federal Residential Ltd have been formed by Stephen Quine & Neville Hazlett, of Federal Construction Ltd, owned through Federal Management Services Ltd.

The Flooring Depot Ltd (Patrick Harrison & family, and Michael Dean, Whangarei) has been joined by The Flooring Depot (Manukau) Ltd (directors Patrick & Terry Harrison).

John Ray, of law firm Wadsworth Ray, has formed Glenbrook Estate Farms Ltd at Wades Rd, Whitford.

Golden Pacific Investments Ltd has been formed by Charles Suhada (also of RCL Property Ltd, RC Pamberton Property Ltd & Inter Port Trading Ltd), Ronny Soeprajogi (of the two property companies) and Hendri Kurniawan (of Sanli Investments Ltd, with Hermini Arif, a shareholder but not director of this company). The other shareholders are Lanny Sutiarto & Sugiarti Hartono.

Brian Freestone (Calan Healthcare Properties Ltd) has formed Hepburn Investments Ltd with Winifred Harknett, registered at Calan’s 151 Queen St office.

Steven Panckhurst (Pro-Tec Construction Ltd), Kevin Turvey, Andrew Wilson & Kim Bond have formed Homes By Design Ltd at State Highway 17, Albany, and the latter two are in the process of forming Homes By Design 2001 Ltd.

Hot Property Investments Ltd has been formed by Andrew Osborne & Stephen Hallett, of Astech Electrical Ltd.

Dustin Daqing Wang (Broadlane Insurance & Investment Advisors Ltd), Hatu Charles Herewini & Apatari Atkinson have formed Integrated Properties Ltd & Wealth Creators NZ Ltd.

Intelligent Property Ltd has been formed by Ralph Garland, Ricky Ferguson (Leapfrog Investments Ltd & CL Investments Nos 1/2 Ltd, with Symon Peters of the City Wise group, and Derek Reeves of Crown Lynn Investments Nos 1/2 Ltd), Michael Dunphy (also of Leapfrog Investments Ltd & 327 Adelaide Rd with Symon Peters) & Nicola Dunphy.

International Student Hostel Ltd, of 316-328 Queen St, has been formed by Kang Hoon & Steven Chae (of JH Kim & Associates Ltd).

Ross & Dallas Pendergrast of the Ladstone group have formed Ladstone Hillcrest Ltd, through Ladstone Investments Ltd. Another of their companies, Public Storage Holdings Ltd, owns another new company, Mobile Storage Ltd.

Lakes Golf Course Ltd has been formed by Des Sowden & Michael Rosser (of accountancy firm Huddleston & Rosser, Viaduct Harbour).

Huapai Golf Range Ltd has been formed by Peter & Susan Tomlinson, Allen & Denise Baker, and Arnelle Jenkins. Huapai K Golf Range Ltd, of 1352 Coatesville-Riverhead Highway, has been formed by Kim Mi Sook, Kim Kum Sung & Kim Kil.

Landplan Pacific Ltd directors Doug Osborne & Andrew Jarvie have formed Landplan Property Group Ltd and have two new company names reserved, Landplan Capital Ventures Ltd & Landplan Holdings Ltd.

Peter Leonard (Lonestar Builders & Contractors Ltd) has formed Lonestar Residential Ltd.

Michael & Justine Reid have formed McMillan Properties Ltd (not Michael Reid of UPC).

John Baker (McLeod Group Ltd) & Chris Jones (Southside Group Ltd & 177 Queen Street Ltd) have formed M&S Management Ltd.

The upmarket thrust of the Matakana district, starting with a series of vineyards & wineries and supported by coastal development at Omaha, will be further boosted by the creation of the Matakana House Oyster Bar & Restaurant Ltd (Glen Edwards).

Bill Birnie (FR Partners Ltd) & partners, who bought Mataka Station, on the top side of the Bay Islands, from evangelist & former Universal Homes Ltd founder Bill Subritzky in 1999, have established five new companies, on top of their original Mataka Ltd. One, Mataka Station Farm Ltd (Mr Birnie & Peter Evans), has Mr Birnie holding both shares. Another, Mataka No 1 Ltd (Bill Birnie, Evan Williams, Charles St Clair Brown & Stewart Buckley) has 6.3 million shares held by three Mataka nominee companies and Secured Advance Nominees Ltd.

Martin Kells (MC Construction Ltd, Hush Bar Ltd, Eden Mews Ltd, Hopetoun Terraces Ltd) has formed Match Lounge Ltd.

Gianesparan Paran has formed Mobile Construction NZ Ltd.

Nationwide Facilities Management Ltd has been formed by Barry Reid and Robert King (United Cleaning Services group) through Quality Service Enterprises Ltd.

New Auckland Construction Pty Ltd has been formed by Wei De An.

Asha Dip Dass & Abhai Chand Dass (Durdos Holdings Ltd) and Vidya Nand (Maharaj Trading Ltd) formed Nortons Fashion NZ Ltd in January and have followed up with Nortons Fashion East Auckland Ltd (the Dasses) and Nortons Fashion Mt Eden “Sugarclub” NZ Ltd (Vidya Nand) in September.

Discounted retail shoe chain Shu Bar Ltd owners Darrin Field, Gerard Peterson & John Vickers have established Number 1 Shoe Warehouse Ltd through Number 1 Retail Group Ltd. They called off a bid in June to buy the Deka retail chain from Farmers Deka Ltd (Foodland Associated Ltd of Perth).

Tan Peng Chye & Emily Tan, of Howick, have gone half shares with Pace Financial Management & Consultants Pte Ltd in Pace Land Ltd (directors the Tans, Ng Ser Hai & Kong Mew Foon), which in turn holds the shares in Pace Managed Forest Ltd (PC Tan & SH Ng).

Roger Barry (who has a wide spread of business interests, including the Ocilla venture capital companies) has formed Palmetto Marketing Ltd.

Parr Properties NZ Ltd has been formed by Ronald Mossman (Wealth Creation NZ Ltd) & Phillip Cullen.

Pauanui Lake Resort Ltd developers Gary & Angela Macdougall, whose first company is in receiverhsip, have formed a new company, Pauanui Resort Developments Ltd. Their golfcourse project is a short distance inland from the Hoppers’ Pauanui beachfront & canals developments.

Phillips Property Rentals Ltd has been formed by Dunna Sonny Phillips & Doreen Phillips (Phillips Transport Ltd, Manurewa).

Point Development Ltd, Warkworth, has been formed by Paul Sandford.

Paul Jupp has formed Prestigious Property Management Ltd in Milford with Shaun & Tracey Iles.

Peter Doran (Wealth Concepts NZ Ltd, with Kerry Hitchcock of Hitchcock Nomura Ltd & Charta Ltd) has formed Primelease Residential NZ Ltd at New Lynn.

RHE Development Ltd (Mark Hamilton & Michael Ellyett) has been formed with Briareus Ltd (a Viaduct Harbour Holdings Ltd/Tramco company) as shareholder, but located at LJ Hooker House, Symonds St.

Trans Tasman Properties Ltd’s controlling shareholder, SEA Holdings NZ Ltd, has formed SEA Jacks Point Ltd (Don Fletcher & Rod Hodge directors).

Andrew Turner, of Howick, owner of a long line of development & investment companies, has formed Southern & Eastern Holdings Ltd, with Global Investment Corp Ltd the shareholder.

Lawyer George Bogiatto has formed Spring Developments Ltd.

Architect Lawrence Sumich has formed a new company, Sumich Architects Ltd, with Matthew Chaplin as fellow director.

Tellurian Resources Ltd has been formed by Cadmont Holdings Ltd (Graham Jordan & Kevin House) and Lewis Holdings Ltd (David Levene)’s Mark Levene & John Learns, with Mark Levene and Brett Wharfe of Lewis Holdings as directors.

District court debt judgments:

Brollies on Broadway Ltd (Bruce Campbell) has had judgment entered against it for $2623 in favour of Princes Wharf Management Ltd (David Henderson).

CFI Investments Ltd (Brian Richard Fitzgerald, Remuera Rd, Remuera) has had judgment entered against it for $29,077 in favour of S Rutherford.

Global Equity Management NZ Ltd (Graham Robert Milne) was struck off the company register on 8 January. The company, of 401 Queen St, and its director, Mr Milne, of Meadowbank, were found since then in the Auckland District Court to owe Clifford William Johnson $26,217.

William Henry Hawken, as trustee of the Jacob Regeling family trust, and Mr Regeling, have had judgment entered against them for $86,573 in favour of City Design Ltd (Auckland City Council). Among Mr Hawken’s corporate interests, New Lambton Holdings Ltd was wound up recently and is now care of the Official Assignee.

Glenbervie Holdings Ltd (Tony Jelas) borrowed directly from the ASB Bank. Mr Jelas is developing La Pointe Beach Estate at Ruakaka. The Kiwi Housing Co Ltd (Scott Beattie) and Redwood Group No 9 Ltd (Tony Gapes) were also at the ASB.

Global Homes Ltd (Ray Lorenzen, Henderson), House Construction Ltd (Reg Watson, Manukau) were at Bridgecorp Residential Ltd (Rod Petricevic). Whyte Adder No 18 Ltd (Nicholas Kirk of Five Star Finance Ltd & other companies, and Allan Webster of Webster Properties Ltd) was at Bridgecorp Financial Ltd.

Hibiscus Coast Properties Ltd (Stewart & Gayle Cox) and Saintly Properties Ltd (Bryan Yolland) were at Yolland Gubb & Co Solicitors Nominee Co Ltd.

Kensington Residential Ltd (formed in August by Patrick Fontein of Kensington Properties Ltd) was at Southern Cross Building Society.

Venture Homes Ltd (John Dobson, Coatesville) and Layne Stephens Properties Ltd (Layne Stephens) were at the Trustees Executors & Agency Co of NZ Ltd (Tower).

Northplan Financial Services Ltd (Kelvin Syms) & four companies in the group, including the mortgage & insurance companies, took out debentures to the BNZ. Portage Road Investments Ltd (Peter Wilson of Mgi Wilson Eliott Ltd & Arthur Young of Chapman Tripp) and Symac Properties Ltd (John Syme & Robert McGuigan of McGuigan Syme Chilcott Ltd) were also at the BNZ.

Miller Bradley Trustee Co Ltd (Christopher Bradley & Mark Lawler) was at the National Bank & BNZ.

National Pacific Bonds Ltd (Colin Elliott & David Samuel) was at the National Bank.

NZL Properties Ltd (Maurice Kidd & Matthew Ridge) and Rosedale Office Park Ltd (Dave Tuke) were at the ANZ.

Markham 2000 Ltd (Pat Rippin & Don Gibson) was at Elders Finance Ltd.

Santa Rosa Developments Ltd (Layne Kells) was at Strategic Finance Ltd.

Satellite Investments Ltd (Marcus Friedlander, Whangarei) was at AMP Bank Ltd.
