
15 of the 19 apartments in the first stage of the Hills Village development in Hamilton have gone on the market, with price tags ranging from $595,000 for one of the smaller lofts to $2.5 million for the best of the penthouses. The other 4 apartments were already under contract.
The redevelopment of the former Hill Laboratories Ltd property at 1 Clyde St in Hamilton East has been undertaken by Stark Property Ltd (Matt Stark), which expects to complete the project in late 2020.
Hill Laboratories Ltd moved its analytical testing business to the former NZ Post building on Duke St, Frankton, in 2016.
Lodge Real Estate (Hamilton) Ltd managing director Jeremy O’Rourke, whose agency is marketing the Hills Village development, said it would add to the character of the Hamilton East precinct and help connect it to the Waikato River.
The redesign of the 3-storey, 2700m² building by Edwards White Architects will feature large apartment floorplates & large external spaces. The penthouses will range from 119-255m² internally, with external areas of 22-39m²; the lofts from 48-222m² internally, 21-40m² externally; and the 10 courtyard apartments from 91-140m² internally, 32-48m² externally. The development will also benefit from the former laboratory’s high ceilings (2.7-3.1m).
Stark Property’s previous work in Hamilton includes The Riverbank Lane at 298 Victoria St and the redevelopment of the Kmart building site, which Mr O’Rourke said had both been credited with starting to change the face of Hamilton city.
Matt Stark said the Hills Village apartments were unlike anything else on offer in Hamilton: “With the green space & amenities surrounding the development, you are really buying into a village & a community. These apartments will certainly add to the unique feel of Hamilton East village.”
He said Stark Property had deliberately gone for the high end of the market because the company’s business development ethos was about building quality: “We’ve wanted to get into the residential development market for some time, but it needed to be the right project because we didn’t want to compromise on what we value as a company. This is a quality residential development.”
