Manurewa RSA among 4 properties sold vacant

The Manurewa RSA’s premises (pictured) have been sold, 6 months after the association found discrepancies in its finances. The RSA had occupied the property for 50 years, but said its ageing & declining membership base meant it was no longer viable. The club stopped trading in May.

It was one 4 commercial properties in East Tamaki, Manukau, Manurewa & Wiri sold vacant by Bayleys agents. They also sold an office with a new lease at the East Tamaki complex.

Updated: Sub-5% on 3 properties sold at Bayleys commercial auctions, one further sale in September

4 of the 7 Auckland commercial properties offered at Bayleys’ second Total Property auction of the year on 11 April sold under the hammer, and another commercial property sold the previous day at an East Tamaki auction. 3 properties were passed in.

3 of the sales were at yields under 5% in strong competition for smaller investments – down at 4.6% for 2 of them, the East Tamaki industrial unit and a superette in Papatoetoe.

Update, 23 September: The Wairau Valley industrial unit passed in at auction was sold in September.

Chaudhary team sells 5 childcare centres

Tony Chaudhary’s South Auckland team at Bayleys has sold 5 childcare centres in Mt Wellington, Manurewa, Papakura, Wattle Downs & Weymouth.

3 were sold on 6% yields, one a few dollars off that, and the Mt Wellington one was sold on a 5.2% yield.

In a story on this website on Monday, the Chaudhary team featured its successes in selling a number of fuel stations (ordinarily, long called service stations, but that’s not always the case now).

One sells at 5%, another at hefty premium in Total Property auction

5 of the 8 properties auctioned in Bayleys’ Total Property 5 auction in Auckland today sold under the hammer, and a sixth sold a couple of hours later at a hefty premium above the last bid.

The auctions for 3 other properties were postponed (but they’re listed below).

Most activity was for a retail unit in an Apollo Drive, Rosedale, development on the North Shore (pictured).

Bidding opened at $750,000, equating to a 6.6% yield, it went on the market at $910,000, equating to 5.4%, and after a series of small raises by 3 bidders it sold for $1000 more than an exact 5% yield – the strongest return of the day.

One ChoiceKids childcare centre in Manurewa was passed in on a vendor bid at Colliers’ auction yesterday, and 2 other centres in the area were passed in, no bid.

All 3 have new 15-year leases to the ChoiceKids childcare chain, starting 1 March 2018, with 2 10-year rights of renewal. Originally 5 centres were to have been auctioned on behalf of Choice Properties Ltd (Paul Davys & Peter Brown), including another on Mahia Rd and the fifth at Weymouth.

Auckland Plan refresh approved for consultation, 2 private plan changes to be notified

Auckland Council’s planning committee approved the revised draft Auckland Plan for formal public consultation yesterday.

A joint consultation on this plan and on the council’s 10-year budget, 2018-28, will open on 28 February and run until 28 March. The council’s governing body will approve the consultation document on 7 February.

The Auckland Plan, first adopted in 2012 and now reviewed for the second time, is the spatial plan that sets the direction for how, where & when Auckland will grow over the next 30 years.

The committee endorsed the Manurewa Takanini Papakura Integrated Area Plan, which provides a planning framework to guide how the area develops over the next 30 years.

2 private plan change requests under new unitary plan

The committee agreed to publicly notify King’s College’s private plan change request to rezone 2 land parcels, one to the north-east of the main campus and the other to the south.
