Housing NZ takes Mt Albert townhouse land to market

20 residential sections in 5 development blocks in Mt Albert have been put on the market with resource consents in place, 4½ years after Housing NZ was granted special housing area status for a total 8094m².

The 5 blocks at 33 Asquith Avenue, corner of Burch St, Mt Albert, have been put up for tender through Bayleys, closing on Wednesday 21 November.

Each block contains 2-5 sections and they all have resource consents for 4-bedroom townhouses. They’re being offered individually, as one super-block or in any combination of lots. Housing NZ will continue to oversee construction.

Special housing areas were introduced in 2013 through an agreement between then-Housing Minister Nick Smith & Auckland Council. This one had 3 blocks of flats housing boarders at the nearby Mt Albert Grammar School, which were demolished in February 2015.

Housing NZ named the builders for a 40-townhouse project on the land in November 2017 – 20 of them designated one-bedroom units for its tenants and the other 40 to be sold on the open market.

It’s the open-market part that’s up for sale.

The closest contest was for a suburban unit in the Vista Rosa complex in Mt Albert (pictured), where 2 bidders lifted the offer by more than $100,000 before a sale was achieved.

3 sold in focus on cross-leases

7 of the 11 homes auctioned at Barfoot & Thompson’s city office yesterday afternoon were cross-leases, and 3 sold.

Also up for auction were a townhouse not on a cross-lease, an apartment & 2 standalone houses, all passed in.

A Newmarket apartment auctioned in the morning didn’t attract a bid.

The brick-&-tile sausage block is the standard from the past and they’re generally holding buyer interest, though the one in the photo above, in Mt Albert, didn’t attract a bid. Recent indications from the auctionrooms are that owners of suburban units & cross-leased homes, having gone to market, are resisting price reductions.

Update 2 – post-auction sale of Gull station; Long auction takes K Rd corner property’s value to 4.1% yield

Update 2, 28 June: The Gull service station in an automotive-based complex next to Kingsland Village has been sold, a month after being passed in on the sole bid from the vendor at auction.

First update, 24 May: The second of 2 units in the Sainsbury retail centre in St Lukes has been sold post-auction, after not attracting a bid on the day.

Back to all those bids…

It took 40 minutes and 377 bids for the first property to be sold yesterday at Bayleys’ third Total Property auction for the year.

That property, a small unusually designed bank branch at the corner of Karangahape Rd & Upper Queen St, at the top of Auckland’s cbd (and foot of the picture), was eventually bought by a neighbour after competition initially from 4 other bidders.

The final battle between 2 K Rd owners took the price in small steps from $3 million, when it went on the market, up another $1 million. The sale was at a 4.12% yield on current rent.

In contrast, and in keeping with the way many commercial auctions have gone over the last year, the next property on the list, a service station, attracted no bid and was passed in on the vendor’s indicative bid.

5 of the 9 properties auctioned were sold under the hammer and another was sold prior.

While auctioneers have struggled to attract bidders on many properties in recent times, where there is interest yields have remained strong.

At this auction, the sub-3% yield on a Meadowbank retail property may reflect development potential more than existing quality, and a bank branch at Kaikohe in Northland sold for a yield just over 7.5%.

But retail & hospitality offerings remain attractive – 4.7% on a St Lukes café, 5.4% on a Rosedale café.

Quiet times at 3 auction sessions – but one sale close to $15,000/m²

The generally quiet time in residential auctionrooms was emphasised in 3 sessions at Barfoot & Thompson’s city office on Wednesday & Thursday.

Those performances answer the question I’m asked most these days:

The everything question: What’s happening in the market? At auctions, bidders have become a rare species, which puts pressure on vendors. Even where there are bidders, there’s a common reluctance to offer anything near yesterday’s reserve.

Chinese buyers (local or visiting) have been notable for their absence for over a year, courtesy of restrictions in China and now here.

On Wednesday I watched a mate bid on the last property listed for the day. He & his wife were the only potential customers left in the room. After some nudging, they lifted their offer a little, but not enough to excite the auctioneer and nowhere near the vendor’s expectation.

A small unit well up the new Conrad tower on the corner of Albert & Swanson Sts, Park Residences, achieved a sale price close to $15,000/m² ($14,885), which is in the realm of pricing for new product in the central city.

The pricing of new product over the last 3 years or so had also lifted values for secondary stock, but I see secondary prices dropping back under $10,000/m² unless the apartment is distinctive, and below $8000/m² for older units.

On Thursday, the auction of the one property scheduled for Barfoot’s apartments & commercial morning session, a unit on Princes Wharf, was deferred a fortnight.

In the afternoon session, an Onehunga house was sold and the other 9 homes listed were passed in, 6 of them without a bid placed. The afternoon offering included a Remuera cross-lease, a Stonefields terrace and an Ascent penthouse on Nelson St (details of them below).

Wednesday afternoon was a more productive session for the auctioneer – 5 sales under the hammer, another sold shortly after and one sold prior out of 20 homes listed. From that session, you can check details below of 10 apartments, suburban units & cross-leases.

Unitec land transfer kicks off KiwiBuild

Ownership of 29ha at Unitec’s Mt Albert campus in Auckland will be transferred from Unitec to the Government for a community of 3-4000 homes to be built.

[I don’t have detail of how the transfer will be effected, the price, the composition of the development, who will build it or its timing.]

Housing & Urban Development Minister Phil Twyford and Prime Minister Jacinda Ardern unveiled the project, the first major development under the Government’s KiwiBuild programme, onsite today.

Mr Twyford said: “There will be a mix of affordable KiwiBuild homes for first homebuyers, public housing & open market houses.

“This is a beautiful & historic piece of land with natural features such as the Oakley Stream running through it. It’s close to education, employment & public transport. This new community will have open spaces, new parks & shops.

“We want to create a place for people to put down roots and to live, work, learn & play, for generations to come. We’re looking forward to working with the iwi of the Nga Mana Whenua o Tamaki Makaurau collective on this development, consistent with the agreements in their treaty settlement.”

Unitec chair Dr Lee Mathias said the introduction of new homes would create a vibrant space around the campus. The sale of surplus land freed up capital currently used for maintenance work and provided funding for the institute’s ongoing development: “We have enjoyed this stunning campus for 30 years and it will be fantastic to open the space up to others who will make it their home, grow businesses and create a community. All proceeds of this sale will support the delivery of our teaching & learning programmes.”
