A site in a Ponsonby back street – Prosford St, one off Jervois Rd and a couple of blocks from Ponsonby Rd – sold on Tuesday at Ray White Newmarket’s auction for a land price of $7730/m².

The section has a vacant old warehouse unit on it, and was promoted as suitable for apartments, retail or offices.

Airedale St building sells at auction

A standalone mixed-use building on Airedale St, in the cbd, sold for $2.92 million at a Ray White Broadway auction last night.

It’s been owned for 22 years by Kim Larking, who made it the headquarters for his Vision for Humanity charitable trust, but the site has potential to be developed to 50m.

Assuming redevelopment, the land price at auction equated to $13,182/m². Retained as is, the price represented $8022/m², now at the lower end of apartment pricing.

Ray White City Apartments owner adds 2 offices as turnover shoots up

Ray White City Apartments owner Phil Horrobin has sold the agency’s Epsom branch and bought 2 others, Kingsland & Sandringham. He also owns the Ray White branch on Newmarket Broadway.

He said yesterday the 2 western offices would be a better fit, increasing the ability to capture & control activity through a wider spectrum of prices.

The change in focus has come as the Lorne St apartment specialist branch reported sharp rises in first-quarter auction figures for the city & Broadway offices – Lorne St properties auctioned up 62% over the first quarter last year, from 37 to 60, and Broadway up 185%, from 7 to 20, and clearance rates of 88% for Lorne St, 75% for Broadway. 66% of Lorne St sales were under the hammer, 57% at Broadway.

The 2 offices cater for distinctly different markets, Lorne St mostly below $900,000, Broadway concentrated between $1.2-2 million.

Auction manager Cameron Brain said turnover had shot up at the 2 offices – from $8.67 million for Lorne St in the first quarter last year to $21.7 million, a 150% rise, and from $8.8 million to $17.1 million for Broadway, up 93%.

4.1ha special housing area site passed in

A 4.1ha site in the Flat Bush special housing area in South Auckland was passed in at $13.1 million when it went to auction through Ray White Pakuranga on Wednesday.

Sales agents Yasmin Kapadia & Ian King said there was considerable interest and negotiations were continuing. Retirement village operators have been among prospective buyers.

The property at 397 Ormiston Rd is on the northern edge of the land designated as the Flat Bush strategic area, designated in May 2014 as special housing area 61 in the third tranche under the Government-Auckland Council housing accord.

A plan variation was lodged in December 2014 to rezone this area to mixed housing urban, mixed housing suburban & neighbourhood centre zones for a potential of 1700 sections.

This site will have 1.3ha zoned for apartments & terrace housing and the balance mixed housing urban under the proposed Auckland unitary plan. The site has a 126m road frontage for the higher-density zoning, and a stream & native bush at the rear.

Its owner for 33 years, Tom Kroon, closed his MusicWorks shop in Howick at the end of March after 38 years in business there.

It’s near the new Ormiston town centre, where Foodstuffs North Island Ltd opened the first commercial building, a Pak ‘n Save supermarket, last week. Options for developers include apartment blocks, terraced housing & standalone homes, as well as a retirement village.

Flat Bush’s population is projected to grow to 40,000 in the next 10 years.

Whillans’ Ray White office ends up with 9 awards

Bruce Whillans’ Ray White Central Auckland Commercial franchise did better in the agency’s recent awards than I thought, taking out 9 categories once the international awards were completed in Sydney.

Mr Whillans picked up the top award for Ray White international salesperson of the year and his Auckland-based team took out the first place award for Ray White commercial offices internationally.

Mr Whillans said: “This is no mean feat, considering the Ray White Group has more than 1000 offices in 10 countries and facilitates 70,000 property sales annually through its 5000-plus global salesforce. Downtown Auckland wins top Ray White awards

Ray White City Apartments in downtown Auckland took top spot again in the agency’s annual New Zealand awards, and came second behind the Gold Coast internationally.

7 of the top 10 Ray White agencies in New Zealand were in Auckland – City Apartments 1, Remuera 2, Ponsonby 3, Royal Oak 5, Howick 6, Ellerslie 7, Central Auckland Commercial 10.

Remuera was also placed third internationally and Ponsonby fifth.

Central Auckland Commercial franchiseholder Bruce Whillans won the international, supreme & commercial salesperson awards, and his agency came second behind Remuera for business growth.

The awards were made at a function in Auckland last Thursday.
