Updated again: Bayleys auction sales rise to 17

Published 29 October 2015, updated 4 November 2015 and again on 30 November 2015:
Bayleys made it over a 50% clearance rate on Thursday from its commercial auction the day before, and has added 2 more sales this week.

The agency sold 10 properties under the hammer from an auction list of 26, 2 sold prior and has sold 4 post-auction. One property was withdrawn.

By the end of November, sales were up to 17, with another unit in the Harbourside Business Park on Rosebank Rd sold.

The first 2 post-auction sales were an Avondale building and the Edinburgh Castle Hotel (pictured above), and the latest pair are a Whangarei office building and a second Avondale building.

Council signs MOU with RSSL for Tuakau area B plan change

Franklin District Council said on 21 October it had signed a memorandum of understanding with RSSL Investments (NZ) Ltd (Arjun Sami, Manukau Heights) to work towards providing more residential land in Tuakau East.

 

It’s the first joint planning process for Tuakau, covering Area B (north of the railway line), which the council identified in the district growth strategy it released last year.

In that strategy, the council has predicted Tuakau’s population will nearly double by 2051. The mayor, Mark Ball, said: “Together, Franklin District Council & RSSL Investments will work towards notifying a change to Franklin’s district plan to make this growth possible.“The council wants to make sure that urban growth happens in a way that enhances the community and doesn’t impact negatively on the rural lifestyle of the district. Working with RSSL Investments, the council can be assured that any change to Franklin’s district plan will result in planned, affordable & designed growth in Tuakau, without ratepayers funding the often expensive plan change process.”The memorandum of understanding sets out how they will work together towards developing a plan for the area. “This agreement doesn’t take away any of the resource management process, the council is still 100% committed to a fair & consultative process as required under the Resource Management Act.”

 

The growth strategy section on dwelling density targets says: “Current dwelling densities in Franklin’s towns are low, with an average of about 5 dwellings/ha. If Franklin is to accommodate double the current population (108,000), there needs to be a change in the urban form….

 

“Increasing the dwelling density ensures a more efficient, compact urban form, with the amount of required rural land minimised. As part of this strategy, an increased dwelling density target has been set for the largest towns & villages.”

 

Tuakau had a population of just under 3200 in 2004, projected to rise to about 5900 by 2051, with the mean household size falling from 2.93 to 2.55.

 

For Tuakau & half a dozen other Franklin towns, the target is 10 dwellings/ha, still based on standalone residential lots. For the centre of Pukekohe the target is 20, and for the main suburban areas of Pukekohe it’s 13.
