Last of the first and first of the second Total Property portfolios sold

Bayleys agents have sold the last of the dozen properties auctioned in the first Total Property portfolio of the year and the first in the second Total Property portfolio.

The agency sold 11 properties in the first portfolio in April, leaving a Wairau Park unit (pictured) the only one unsold. It’s now gone at a 6.14% yield.

One property in the second portfolio, 2 buildings on a large Mangere East site, was auctioned on Wednesday and sold under the hammer.

New southern motorway stop site sold

A State Highway 1 site for a motorway service stop, approved last September under a private plan change, has been sold for $5.5 million. It’s across the motorway from the BP service area and south of the Caltex truck stop & weigh station.

Atlas Concrete Ltd sought the site’s rezoning from rural to motorway & rural service special zone under private plan change 36, which was made operative on 29 May.

It was one of 9 sales completed in the south of Auckland.

Submission closure date: Tuesday 16 October

Other details: The site is motorway severance land and is essentially an island isolated from other land by Great South & Mill Rds and the Southern Motorway. On that basis, the application says the site’s strategic location & unique characteristics make it no longer suitable for primary production, and rezoning would enable a more sustainable & efficient use.

The plan change would enable the establishment of either motorway service activities (consisting of a service station & a maximum of 1500m² of café & restaurant activity) on the northern portion of the site (identified as area A on the concept plan) or rural industry & services.
