12 sell at Bayleys’ Total Property auction

Bayleys sold 11 properties under the hammer yesterday of the 15 offered in its first Total Property commercial portfolio for the year. Another property was sold last Friday in an auction brought forward.

Yields were variable – down at 3.1% on one property which might reflect development potential more than the present return, 3.6% on a Plumbing World tenancy in New Lynn, 4.4% on a Manukau butcher’s shop, 5.25% on a Party Hire warehouse in East Tamki, 5.4% & 4.9% on 2 retail outlets in the new Dylan apartment building on Great North Rd (pictured above), 6.1% on a Rosedale gym. And, out of town, 7.6% on a long-term NZ Post lease in Whanganui.

Updated: Strong yields as 14 sell at Bayleys’ commercial auction, 3 post-auction sales

Strong yields were a feature as 14 of the 27 properties taken to auction in Bayleys’ final Total Property portfolio for the year were sold under the hammer on Wednesday.

They included 3 units sold in stage 3 of the Grange development (pictured) at the southern entrance to Warkworth, and another one sold post-auction.

2 other properties have been sold post-auction – a unit on Amera Place, East Tamaki, and a property on Moore St, Howick, sold on a 4.1% yield.

Developer pulls plan for village on isolated beach round corner from Kidnappers

Hill Country Corp Ltd (Andy Lowe, Havelock North) has withdrawn its proposal for a plan change that would allow 1000 homes to be built at Ocean Beach, an uninhabited beach south around the corner from Cape Kidnappers in Hawke’s Bay.

 

The development company had been working through private plan change 45, but withdrew it last week in a flurry of criticism of the Hastings District Council. Mr Lowe – son of meat processing company Lowe Walker founder Graeme Lowe – wanted to rezone 950ha from rural to Ocean Beach special character zone and had made various proposals for developing a new village at the southern end of the beach.

 

Hill Country accused the council of being overwhelmed by pockets of vocal opposition to most requests for change. The council rejected questioning of its independence in handling the plan change.

8.1% for shop in heart of Napier

Bayleys Real Estate sold 16 commercial & industrial properties for more than $20 million in the upper North Island parts of its Total Property auctions this week. Results are listed under Organisations/Agencies/Bayleys on the Propbd website, and also in the Neighbourhoods section.


 


Napier, 93 Dickens St, 2-level 380m² retail outlet on 309m² site in the heart of Napier City, sold for $1.26 million at an 8.1% yield; occupied by Edex Toys on a 10-year lease from July 2005, currently returning net $102,000/year. Sales, John Looney & Eoin Carty, Hawke’s Bay.

Napier T&G shops sell on 9.6% yield

A ground-floor commercial property in a landmark art deco building overlooking Napier’s waterfront has been sold at auction for $1.72 million on a 9.6% yield.



The property, on the corner of Marine Parade & Emerson St and containing 2 tenancies, attracted substantial bidding competition before a local investor bought it, said Eoin Carty of Bayleys Hawke’s Bay, who sold the property in conjunction with Bill Brown.


The 551m² property is on the lower level of a luxury apartment redevelopment in the former T & G Building and is occupied by Starbucks Coffee and The Governors Inn on 6-year lease terms dating from March 2005 for the coffee house & December 2004 for the inn. The 2 tenancies are producing net rent of $165,000/year.


Mr Carty said the sale price reflected the property’s prime location on the corner of Marine Parade, at the heart of Napier’s retail & tourist area.


Industrial site sells for $147/m²


A bare 1064m² industrial site in Wakefield St, Onekawa, was sold for $157,000 at the same auction to a local owner-occupier.


The sale price, which equates to $147/m², is one of the highest achieved for industrial land in Napier, said Bayleys’ Steve Glasspole, who sold the property.
