Rodney introduces plan variation for rural township intensity

Rodney District Council has put a district plan variation out for consultation on the introduction of a township policy area into the medium intensity residential zone that will apply to rural townships.


“The council considers that the open & spacious character of these townships may be adversely affected by development at the intensity currently permitted by the medium intensity residential zone in the proposed plan (the 2000 plan).


“The township policy area has therefore been introduced to provide for lower-intensity development in the rural townships and to ensure that a single house/site is the dominant form of development in the rural townships.


“The policy area provides specific policies, development intensity rules and specific subdivision rules. In all other respects the medium intensity residential zone rules apply to sites within the township policy area.”


Submissions close on Monday 21 May.

ARC wants to look at Darby’s Te Arai concept

Application: to undertake a subdivision of several hundred houses in the Carter Holt Harvey Ltd forest property immediately south of Mangawhai.


The proposal is at an early stage but a formal application to the district council for a private plan change is expected soon. ARC policy & planning director Craig Shearer said it raised a number of significant issues which it would be useful for councillors to discuss at a conceptual level. The hapu has a relationship with the Auckland Regional Council formalised through a memorandum of understanding.


Applicant’s other interests: Mr Darby was involved in the development of the Omaha South subdivision and remains involved in the Clearwater Resort near Christchurch and Jacks Pt at Queenstown.
