One property sells in truncated Colliers auction

Just one property sold at Colliers’ commercial auction on Wednesday, a Birkdale site on the North Shore with consent for a childcare centre.

2 other properties occupied by childcare centres, in Otahuhu & Albany, were passed in. A commercial showroom in East Tamaki and a real estate agency auctionroom & office in the Royal Oak Mall were also passed in.

The auction was reduced by the withdrawal of 4 food outlets, 3 at the new 301 Lincoln Rd development in Henderson and one at the also new development at 651 Whangaparaoa Rd, on the Whangaparaoa Peninsula.

A standalone office/warehouse with vacant possession in the well established Birkdale industrial zone has sold cash unconditional for $1.5 million. The property, family-owned since 1979, has an elevated position on a quiet no-exit road, offering upper harbour views from its offices. It was to be auctioned, but has sold prior.

Lower Birkdale development moratorium lifted

North Shore City Council has lifted the moratorium on 3600 properties in the lower Birkdale catchment, which had stopped them from adding to wastewater flows.

 

The council imposed the effective development control in November 2006, when it placed restrictions on adding flow to the wastewater network by 4500 properties in the Birkdale area. This was in response to continuing dry-weather overflows to the Eskdale stream.

 

Council infrastructure & environment committee chairman Ken McKay said on Friday the 4.5km Highbury-Beachhaven main sewer served a population of 10,000 and had reached capacity. The council is replacing the 45-year-old pipe with a much larger pipeline able to meet future population projections.

 

“With the completion of the first stage of the programme (Birkdale A), the new trunk sewer in the lower end of the catchment has now been commissioned. This means properties contributing flow to this section of line have had development restrictions lifted.

 

“The remaining 922 properties at the top of the catchment still have the moratorium in place until the next section of work is completed.”

 

Cllr McKay said Project CARE had significantly reduced overflows throughout the city and the works under way in Birkdale would continue to improve the performance of the wastewater system. He said the $19 million project was on track to be completed in late 2010, when development restrictions can be lifted on all remaining properties.
