20 intensive sales at Barfoot auctions

In a series of auctions through the week, Barfoot & Thompson sold 20 apartments, townhouses & suburban units and passed in on 10 plus an office.

A lot of the detail that I collect at auctions is missing from these ones, but one price stands out – a top-floor one-bedroom apartment in Portland Tower (pictured above) on Queen St in the cbd, sold for $455,000 at just under $14,700/m² to a buyer who’d been outbid on 2 other apartments in the building.

Among other features of the week’s auctions:

A Parklane penthouse apartment overlooking the bottom of Myers Park sold for about $8500/m² after allowing for parking.

2 apartments in Conrad Properties Ltd’s new Urba development at the top of Howe St, just off Karangahape Rd, were both passed in. I include those & nearby apartment conversions above the Hopetoun St overpass in my uptown category. Down the bottom of the hill, a Howe St garden unit fits into my Freemans Bay category, and sold.

Cross-leases can be anything from a large house to a terrace to a small unit, but I figure they all involve some intensification of land use. I’ve been including cross-leases in my auction results for several months, mainly to show that a broad categorisation as “intensive is bad” doesn’t do justice to the many evident differences.
