Auctionroom climate change

A hush, in a room where last year there was a constant buzz and the most commonly used word, “mln”, was spoken almost as an afterthought.

Today, among the intensively developed residential properties on the market, 4 sold and 4 were passed in.

A bid, an excruciatingly long pause, much agent to-ing & fro-ing. The message comes back: no increase. Just under $40,000 later, the couple who weren’t going to pay a penny more hear the hammer fall in their favour and they’ve bought a house for just over $1.8 million.

For other properties, the bidding just stops or, for many, doesn’t start at all. Often, though, a sale may be concluded within half an hour of the property being passed in. That happened 3 times while I was there today and, of 20 properties offered (I missed the last 4), 12 sold although buyers were few & far between.

At the peak last year, Barfoot & Thompson’s city auctionroom pushed up to 80 homes/day through the process, 2 sessions/day on at least 2 days/week and often 2 auctionrooms operating simultaneously.

The auctions are now spread over 4 days, the total in a day might be around 30 or even down to 20, the buzz has gone and it’s the vendors who are facing the tough questions on price. Still, in this climate a success rate of 60% is not to be sneezed at.

What’s made the difference between last year’s boom times & now? Foreign investor curbs, and the price of money has changed.

First 2 stages of Alexandra Park urban village sell out

The Auckland Trotting Club has sold all 246 apartments in stages 1 & 2 of its high-end Alexandra Park development for a gross of nearly $300 million.

When the last of the 5 penthouses was sold a week before Christmas, 5 apartments remained to be sold.

Construction is well underway on part of Alexandra Park’s large carpark at 223 Green Lane West to transform it into an urban village, and the first of the 750 residents are scheduled to move in alongside the trotting track next year.

The trotting club launched the project in 2015 and chief executive Dominique Dowding said the prices & popularity of the apartments had exceeded the club’s expectations: “It completely reinforces our decision to put total emphasis on delivering absolute quality, and its location has also helped considerably.

“Other factors buyers have cited include the comprehensively masterplanned environment with great public spaces, the apartments’ ‘freehold title’ status, the double grammar school zone and the prospect of strong capital gain.”

Beneath the apartments will be a FreshChoice grocery concept by Countdown owner Progressive Enterprises Ltd, boutique retail and some hospitality names & brands to be announced soon.

RTA Studio Ltd is the lead architect for the project and international urban design firm Civitas Ltd is overseeing the outside transformation, which will include public spaces & promenades. N-Compass Ltd & RDT Pacific Ltd are the project managers. Canam Construction Ltd is building stage 1 and Australasian company Ganellen Construction Ltd is building stage 2.

At the trotting club’s annual meeting in October, members approved in principle entering stage 3 of the urban village development and for the board to proceed with the necessary investigative work.

Ms Dowding said an announcement on stage 3 would be made this year. Prospective buyers can register their interest via the project’s website.

3 auction sessions, 4 sales

12 homes were auctioned for 4 sales at Barfoot & Thompson’s city office this week, short of an active audience each time.

On Wednesday: 8 homes, 3 sold at auction. 2 units on cross-leases, 6 standalone houses.

This morning: One CityLife apartment, a 29-minute auction with little bidding and resulting in sale at a price the vendor had been offered over 3 months ago. It was also the same price as an identical unit 6 storeys up the building was sold for at auction last September. After stalling at $415,000, it was declared on the market and sold after a quick series of $500 raises.

This afternoon: 2 cross-leased suburban units & a house, one of the units sold.

My focus

I report on the general residential auctions primarily from an intensification perspective – apartments as an investment sector, which they largely still are, but last year I added details of cross-leases to these reports because the cross-lease seems both a way of intensifying land coverage and raising land prices while making it harder to extend more intensive uses such as apartment blocks.

Looking at yesterday’s selection of 8 properties, you will see 2 suburban units, one in a single-storey block, the other 2 storeys, effectively “sausage blocks” but on cross-leases.

2 of the houses are on very small sections – 300m² & 344m², and another sits on 475m², all heading towards the modern section of 2-300m², which limits both storage & building expansion.

2 were in the range of the traditional quarter or fifth of an acre (1012 or 809m²), which are often regarded these days as development prospects and priced on that basis. And those land prices vary widely, at yesterday’s auction from about $700/m² up to $4800/m² (ignoring the value of improvements), the differences depending on the suburb they’re in.

Little of that has the young owner-occupier as the next buyer, which means suburban infill will continue as it’s been happening for the last 30 years. If the courts confirm the unitary plan provision of the ability to intensify over a wide swathe of Auckland suburbia, more intensive infill will speed up, competing at times with larger development proposals.

Last penthouse sells at Alexandra Park

The last of the 5 penthouses in the urban village development at the Alexandra Park racecourse has sold for its asking price of $3.45 million. Colliers project marketing director Jeff Davidson said that left 5 dwellings unsold in the project’s first 2 stages.

The 279m² 3-bedroom penthouse has 3 balconies totalling an additional 51m², and 3 parking spaces allocated.

The largest of the penthouses – 349m² internal & 140m² of balconies – was sold in September for $4.75 million.

Members of the Auckland Trotting Club voted in November 2014 to proceed with the development after several years of investigation. It was to contain 4773m² of ground-floor retail space with 231 apartments above, and the top price then for the best of the penthouses was set at $2.8 million.

The completed development in the former trotting club carpark at 223 Green Lane West, Epsom, will have 246 residential units above a grocer, boutique retail and cafes & restaurants to be announced shortly.

The $1 million property, and the intensive auction results

The $1 million property – the average value in Auckland – moves around. It used to be in suburbs like Remuera, but that’s $2 million territory now, even in some cases for a cross-lease with negligible land.

Yesterday, at Barfoot & Thompson’s large city residential auction, the $1 million property was in the western isthmus suburb of Avondale, between the back fence of the racecourse and the suburb’s business area on Great North Rd, and it wasn’t ultra-flash. An old kauri villa on a 632m² section, 3 bedrooms, a carport, “a do-up” according to the agent’s promotion, and it sold under the hammer for exactly $1 million.

In these auction columns I note properties which are development prospects, but the house on Elm St isn’t one of those. Nor are most of the properties listed below, largely because 19 of the 31 are cross-leased – the intensification already done, resetting the land price as a consequence and presenting a barrier to real intensification that would be more than filling in backyards with a second dwelling.

Barfoot & Thompson ran 2 residential auctions in 2 rooms at its city office yesterday – back to the heyday of listings, but not of sales. All up, the 4 auctions put 70 homes before buyers, with another 6 sold prior.

27 were sold under the hammer for a 39% clearance rate, or 43% counting the sold priors, and 17 of the auctionroom sales were of intensive properties – apartments, suburban units or on cross-leased land (another couple were development prospects). From an intensive list of 31 properties (the list below), that’s a clearance rate of 55% (I’ve added one since yesterday, reducing the clearance rate from 57%). Results from the intensive offering:
