Bob Dey Property Report diary, week 17-23 July 2017

The many issues that get dealt with at ground level

The diary doesn’t list every local board & advisory panel meeting but does mention agenda items of property-related interest. Every month, many of the boards will have before them a number of common documents from council staff, and area-specific reports from council-controlled organisations such as Auckland Transport.

Among this month’s documents going to boards is Takaro – investment in play.

One item before the Pacific Peoples Advisory Panel is an update on the Southern Initiative, a platform proclaimed by Auckland Council’s first mayor, Len Brown for its intent to raise living standards in South Auckland, along with many related intentions. Work on that initiative tends to be below the radar – but it hasn’t gone away.

In this round of local board meetings, boards have the usual Auckland Transport updates, and many have the naming of streets to approve – which also gives a clue to how much residential development is occurring around Auckland, and who is doing it.

One other thing the boards deal with is local amenity, and this month that includes considering a council discussion document on Takaro – investing in play. While politicians at national level have focused on getting more houses built, until recently to the exclusion of getting the necessary infrastructure in place first, the third factor community & its amenities – also tended to be ignored or its importance downplayed at levels above local.

Precisely in the middle of nowhere…

You’ll see, down the list of consent applications open to submissions, a property on the corner of Haruru & Weranui Rds, which I’ve written about intermittently on this website since 2001 (and earlier elsewhere).

It’s almost precisely in the middle of nowhere – out the back of the rapidly developing Millwater and the still somewhat rural Wainui, halfway between State Highway 1’s journey through the Hibiscus Coast in the east and State Highway 16 (the Kaipara Coast Highway) in the west.

Not that developers of lifestyle blocks & rural schemes want it this way, but the inland swathe north from the upper reaches of the Waitemata Harbour all the way to Wellsford is quite capable of taking whole towns, and one day it might.

Any development of rural-residential schemes was sternly resisted until recently but, as times & thinking change, apartment blocks on Haruru Rd are less of a far-fetched than they were even 5 years ago.
